CheckList During Apartment Handover in Community from Builder


 

Here is a comprehensive check list (but not limited) which will help Home Owners during apartment handover in Community from any builder 

Checklist Before taking Possession!!!

This list is divided into two sections, Phase 1 and Phase II. This applies to those getting Possession early while waiting for the rest of the amenities to complete. 

Phase 1: When taking over flat


Before moving in and woodwork

1. Get pest control done

2. Plan a gap of 3 days before the actual move-in date. Visit your home daily, and run all water taps. Ask your neighbor above and below your apartment to do the same. Once all apartments' taps are running, you will detect leakages easily. 


Room Sizes

1. Check each room's internal size and compare it to the size mentioned in the brochure.

2. Convert the size of the rooms to sqft and check if as per the brochure

3. Check if you have asked for any modification and if that is completed. 


Doors and Windows

1. Ensure all windows and doors are fixed as planned. 

2. See that wood is not broken and is of proper quality.

3. There is no gap between the wall and the frame.

4. Look for cracks around the doors and windows. Any water damage?

5. Check all the doors for alignment.

6. Check all the doors for magnetic door stopper fittings.

7. Look for the alignment of windows too.


AC Provision in Bedrooms

1. Check both the bedrooms and toilets for AC provision holes with pipes.


Walls and Painting

1. See that the whole wall is the same color and the coat is even. 

2. Keep an eye out for small chippings that may not show up at a casual glance.

3. Measure the size of the room: concerning the brochure. Some builders or developers divert from the sanction planned to result in a reduction in the size of rooms and bathrooms. Ensure that all rooms are provided with enough space. Measure the hall, kitchen, bathroom, and bedroom sizes.

4. Use a torch light to find any minor cracks in the wall.


Floor and Tiles

1. Look for cracks on the floor tile.

2. Check for uneven leveling of tiles. 

3. Drainage outlets: see all the Taps are there and also see the flow of water.

4. Check for Leakages; look for any seepage.


Electricals

1. Check switches and plug-points: look for any broken points.

2. Ensure all electrical points are working as expected. Try using a spare bulb or another gadget with an indicator light.

3. Check for all electric fittings: like exhaust etc., for proper working

4. Check telephone lines transmission; need to figure a way out)

5. Check broadband lines transmission 


Bathroom and Kitchen

1. Check all bathroom fittings: for proper installation and fitting.

2. Water should drain properly and cleanly. Check for the flow of water from all outlets. Look for water accumulation points.

3. Check for slope in bathrooms and terrace.

4. Check for the gas connection pipe is operational

5. Possibility of waterproofing the washroom doors

6. Possibility of putting one 3-inch wide tile in front of the washroom door and increasing the water barrier height. This will prevent water from coming out of the washroom 

7. Tap every bathroom tile to see if it is making a hollow noise. If yes, the tiles need to be removed and filled again.


General

1. Make sure you have collected all the keys for all the doors. And if possible, change the front door lock or put an additional front door lock.

2. Check for water flow from bedrooms and hall.

3. Check with the builder for handing over the maintenance work.

4. Check the parking; see if it's the same size as mentioned and if it has your flat number.

5. While taking Possession of the flat or home, ensure that you have received all documents from the builder. Possession letter, Blueprint, No-Objection Certificate, Development agreement, Power of Attorney, Commencement Certificate, Search Report of the Builder's Advocate, Receipts of payments made to the builder, Letter of allotment etc

6. Safety measures: Ensure that your building is constructed according to safety rules provided by the fire department and the National building code. 

7. Check any modifications which you may have asked for earlier.


Phase II: When taking over amenities

1. Check the sanitation plant.

2. Check the Amenities provided by the builder. (gym clubhouse pool etc.)

3. Check the children's play areas for remains of construction material
